The category launched in late 2016 at South Coast, Jamaica — the first overwater bungalows in the Caribbean — and has since expanded to Royal Curaçao, Sandals Saint Vincent, and Sandals Grande St. Lucian in Saint Lucia. Each one occupies a different island, a different price band, and a meaningfully different version of what “overwater bungalow” actually means in practice.

The short answer: Sandals Royal Curaçao and Sandals South Coast are the two we recommend first. Curaçao for couples who want the best all-round resort built around the overwater experience. South Coast for couples who want the most famous version of the category plus the best private beach in the Jamaica portfolio — though note the property is closed for renovation until November 18, 2026.

Saint Vincent and Grande St. Lucian are genuine options with compelling settings, but operationally newer or quieter in ways that affect how we rank them for most couples’ first overwater Sandals trip.

What overwater bungalows actually include at Sandals

Before comparing properties, it is worth setting expectations honestly, because the phrase “overwater bungalow” is used loosely enough in marketing to obscure a few important realities.

At all four Sandals overwater properties, the following are standard inclusions across bungalow categories:

What you get: Butler Elite service (included, not optional), in-room check-in so you never queue at reception, a private deck or terrace directly above the water, direct water access via a ladder or steps down to the lagoon, glass floor panels in the main room or bedroom for underwater views, an outdoor hammock or suspended swing, an outdoor rain shower on the deck, and all Sandals all-inclusive food, drinks, watersports, and entertainment.

What you do not get: unlimited spa treatments (the included “romance package” spa session is one couple’s treatment only), premium liquor upgrades beyond the standard all-inclusive bar, off-property excursions, or any guarantee that the water directly underneath the bungalow is swimable to open-ocean standards. At most Sandals overwater properties, the lagoon water directly beneath and around the bungalows is sheltered and calm — which is better for the structure’s stability and for the glass floor viewing — but it is not the same as a wide-open swimming beach.

Sandals Royal Curaçao — the most complete overwater package

Sandals Royal Curaçao opened in late 2022 as the newest and most comprehensively designed of the Sandals overwater properties. Unlike South Coast, where the overwater bungalows were added to an existing resort, Curaçao was built with the overwater suites as part of the original design — which shows in how the bungalows integrate with the main resort. The jetty walkout from the beach is shorter, the views from the bungalows include both the cove and the wider Caribbean horizon, and the room quality throughout matches the bungalow tier rather than requiring you to book up specifically to compensate for an otherwise older inventory.

Curaçao also gives you the most accessible overwater experience from a logistics standpoint. Hato International Airport (CUR) is 35 minutes from the resort — the most straightforward airport transfer of any of the four overwater properties. For couples arriving from North America or Europe, this matters: you clear customs and you are at the resort within an hour, rather than enduring a long transfer after an already long journey.

The beach at Curaçao is a sheltered cove rather than an open Caribbean beach — genuinely beautiful, with clear turquoise water and good snorkelling directly off the sand. It is smaller than South Coast’s two-mile stretch, and if a large swimmable beach is what you are optimising for, South Coast wins. But for most couples whose primary objective is the overwater bungalow itself, Curaçao’s cove setting suits the overwater experience better — calmer conditions and better visibility into the water below the glass panels.

Sandals South Coast — the original, and the best beach

Sandals South Coast launched the overwater bungalow category for the brand in late 2016 — the first such rooms in the Caribbean — and the setting remains one of the most photographed in the entire Sandals portfolio. The bungalows extend over a calm lagoon on Jamaica’s south coast, roughly two miles of private beach running adjacent, with the Blue Mountains as the backdrop.

The over-the-water bungalows here include all the standard features plus glass floor panels facing a lagoon that has good visibility on clear days. The outdoor hammock positions are genuinely exceptional — the combination of the still water, the beach view, and the mountain backdrop is the setting that fills the Sandals Instagram feed.

Note for 2026 travel: South Coast is closed for a top-to-bottom renovation and reopens November 18, 2026. The overwater bungalows are expected to remain the headline room category and should reopen in full. Village-tier rooms are the renovation’s primary target. Bookings for post-November 2026 dates should be made early — the overwater bungalows historically sell out first.

The beach is the strongest argument for South Coast beyond the bungalows themselves. Two miles of private white sand on Jamaica’s quieter south coast, with water gentle enough for non-swimmers and uncrowded enough that you can walk twenty minutes and pass a handful of other guests. Couples who want both the overwater experience and a proper swimming beach will not find a better combination in the Sandals portfolio.

The transfer is long. Sangster International Airport (MBJ) in Montego Bay is 90 minutes to two hours from South Coast, depending on the route and traffic. Plan for evening arrivals accordingly, and book the butler-level Rolls-Royce transfer if it is available for your dates — it includes drinks and makes the drive more tolerable.

Sandals Saint Vincent — newest build, highest elevation views

Sandals Saint Vincent opened in late 2023 and is the newest overwater property in the brand. The overwater suites here sit above a calm harbour lagoon with the Saint Vincent hillside as the backdrop — a different visual register from the flat-water Caribbean cove settings at Curaçao and South Coast.

Saint Vincent as an island is the brand’s most naturally dramatic setting. Volcanic peaks, rainforest, and the soufrière come with it — the kind of landscape that makes the island feel genuinely wild rather than simply tropical. The overwater bungalows here benefit from that context in a way that the Caribbean’s flatter islands cannot replicate.

Because this property is the newest in the overwater lineup, it has the most modern room quality and the most recent technology integration across the bungalow categories. The trade-off is operational youth — the butler programme and resort operations are still developing the refinement and smoothness that Curaçao has built over three years and South Coast over seven.

Flight routing note: Saint Vincent (SVD) is less straightforward to reach from most North American and European departure points than Curaçao. Expect a connection through Barbados, Trinidad, or another regional hub. Factor the additional flight leg into your travel planning.

Sandals Grande St. Lucian — overwater suites with Piton views

Sandals Grande St. Lucian occupies the Gros Islet peninsula in northern Saint Lucia — the island’s quietest and most scenic section — and the overwater bungalows here look across the water toward the northern tip of the island rather than toward the Pitons directly. The Piton views require travel to the south of Saint Lucia; Grande St. Lucian is a more serene, harbour-facing setting.

The overwater rooms here are smaller than the Curaçao and South Coast equivalents — this is a property-specific constraint rather than a category decision — and the overall resort operates at a quieter pitch than Curaçao. The “Island Inclusive” programme (the expanded offering for Grande St. Lucian and a small number of other top-tier properties) adds inclusions including island excursions and more premium spirits, which partially offsets the price premium relative to the others.

Saint Lucia has its own strong argument for honeymoon travel — the Piton drive, Sulphur Springs, and the Morne Coubaril sugar plantation are genuinely extraordinary off-property experiences that most other Sandals island destinations cannot match. But those experiences are better accessed from Regency La Toc or Halcyon Beach in the south, not from Grande St. Lucian in the north.

What overwater bungalows do not deliver (set expectations here)

The gap between the marketing of overwater bungalows and the lived experience is narrower at Sandals than at many operators — but it exists in a few specific ways that we’d rather name now than leave for you to discover on arrival.

The lagoon water is not open-ocean swimming. At all four properties, the water directly below and around the bungalow structure is a sheltered lagoon. It is calm, clear, and often beautiful for glass-panel viewing. It is not the same as the wide-open swimming beaches elsewhere on each property. If you plan to spend your mornings doing long ocean swims, the bungalow’s direct water access — while lovely for hanging off the hammock — is supplemental, not primary.

The bungalows are separated from the main resort action. The jetty walkout to the bungalows typically takes five to ten minutes on foot. This is generally a feature for honeymooners who want isolation. It becomes a friction point if you are going back and forth frequently for dining, pools, and bars. Most couples settle into a rhythm of spending mornings on the bungalow deck and evenings at the main resort.

Butler service quality varies by property and season. At South Coast (seven years of operation) and Curaçao (three years), the butler teams are experienced. At Saint Vincent (two years), you should expect some variability.

Booking strategy for 2026

The overwater bungalows at South Coast and Curaçao sell out six to twelve months ahead of peak dates (December-January, July-August). If you have specific travel dates, book the room category first, then adjust everything else.

Post-renovation South Coast (November 18, 2026 onwards) will see bookings concentrate quickly once the reopening is confirmed. If South Coast is your preference, secure the date immediately and modify later.

Sandals’ best promotions — typically 35-65% off rack rates — apply to overwater categories in the same way as standard rooms. Booking four to eight months out at a discounted rate, then holding the reservation, is almost always a better financial outcome than waiting for a last-minute deal. Overwater bungalows do not get discounted at the last minute the way that entry-level rooms sometimes do.
